The article focuses on the issues of balanced development and the quality of the urban environment in modern business districts of large cities and megacities. Using the example of Moscow's business districts, the history of their emergence and development illustrates the possibilities of forming a polycentric structure of business activity in a megalopolis and the effects that may result from such processes. The study also analyzes the possible social consequences of Moscow's new urban planning policy based on federal and regional laws to maximize the use of urban areas while simultaneously trending towards improving the quality of the urban environment, including the quality of architectural solutions, taking into account aesthetic and practical characteristics, and well-developed infrastructure. The paper presents research data conducted in February 2025 (data collection method formalized telephone interviews, sample size 600 respondents) on the impact of the Moscow City business center, chosen as an example, on the living environment in nearby area, evaluates the perception of the territory of the complex itself, the demand for its facilities and infrastructure by residents, as well as the general attitude towards such business centers and their impact on the urban fabric. Based on a sociological study in the areas adjacent to the business center, an attempt is being made to find a balance between the city's need for the construction of multifunctional high-rise buildings and complexes and the needs of residents in a high-quality urban environment. The work uses modern concepts of urban vitality, mixed-use, and sustainable urbanism.
